Introduction:
We are seeking a highly skilled and strategic Government Affairs professional to navigate the complex regulatory and political landscape for luxurious property development projects. The successful candidate will be instrumental in fostering strong relationships with government bodies, ensuring compliance, and advocating for the company's interests to facilitate smooth project development and operations. This role demands a nuanced understanding of local and national policies, exceptional communication skills, and a proactive approach to stakeholder engagement.
Responsibilities:
- Serve as the primary point of contact between the company and relevant government agencies, local authorities, and regulatory bodies (e.g., land department, urban planning, environmental, tourism, municipal offices).
- Monitor, interpret, and advise the leadership team on new and existing laws, regulations, policies, and ordinances that may impact property development, construction, sales, and operations of luxury properties.
- Ensure all company projects and operations comply with applicable government regulations, permits, and licenses.
- Manage and oversee the process of obtaining necessary approvals, permits, and licenses for all stages of property development, from land acquisition to project completion and ongoing operations.
- Develop and maintain strong, constructive relationships with key government officials, policymakers, industry associations, and local community leaders.
- Represent the company's interests in meetings, public hearings, and consultations with government entities and other relevant stakeholders.
- Identify potential government-related risks and opportunities for the company and develop strategies to address them proactively.
- Develop and implement government affairs strategies aligned with the company's business objectives and project timelines.
- Prepare compelling presentations, reports, and position papers to communicate the company's perspectives and proposals to government officials.
- Advocate for favorable policy and regulatory environments that support sustainable growth and innovation within the luxury property sector.
- Anticipate policy changes and provide strategic insights to senior management to mitigate risks and capitalize on emerging opportunities.
- Act as a key resource in managing government-related issues or crises that may arise, working to find amicable and compliant resolutions.
- Facilitate dialogue and problem-solving between internal teams and external government stakeholders.
- Collaborate closely with legal, development, construction, sales, and marketing teams to ensure alignment on regulatory requirements and communication strategies.
- Provide guidance and training to internal teams on government affairs best practices and compliance.
Requirements:
- Bachelor's degree in Law, Political Science, Public Administration, Business Administration, or a related field. A Master's degree is a plus.
- Minimum of 5 years of progressive experience in Government Affairs, Public Relations, Legal, or a related field, with a strong focus on regulatory compliance and stakeholder engagement.
- Proven experience specifically within the property development, real estate, hospitality, or a highly regulated industry is highly preferred.
- Demonstrated track record of successfully navigating complex governmental processes and achieving positive outcomes for projects.
- Experience working with both local and national government levels.
- In-depth understanding of property development laws, land use regulations, environmental regulations, and relevant permitting processes.
- Exceptional communication, negotiation, and interpersonal skills, with the ability to build rapport and influence decision-makers effectively.
- Strong analytical abilities to interpret complex legal and policy documents.
- High level of integrity, discretion, and ethical conduct.
- Strategic thinker with a proactive problem-solving approach.
- Ability to work independently and as part of a cross-functional team in a fast-paced environment.
- Excellent command of Chinese or English, both written and spoken, is preferred.
- Familiarity with the luxury market segment and its unique requirements is a plus.
