Introduction:

Our client, a Japanese developer, is seeking a Property Project Manager with 10+ years of property management experience. The ideal candidate will have expertise in operations, financial planning, MEP fit-outs, and construction document review, along with proven experience in property management setup. A background in overseeing the construction stage and handover for mixed-use project developments is essential, as are strong skills in property management software, multitasking, communication, and stakeholder collaboration. The role is based in South of Jakarta.

Responsibilities:


  • Offer strategic guidance and proposals to the Project Management team and property owners on property operations matters
  • Facilitate discussions with property owners, supporting key decisions on operational responsibilities and cost allocation across different sections of the property.
  • Review construction documentation, such as drawings, to ensure alignment with property management needs, including utility plans, security systems, key management, and fit-out boundaries.
  • Provide financial projections in the early project stages, including OPEX, CAPEX and long-term maintenance requirements.
  • Prepare and implement property management tender 
  • Advise on the structure and composition of the operations team for post-handover property management.
  • Oversee the preparation and execution of property management tenders.
  • Attend handover meetings, ensuring smooth transitions, including commissioning, documentation reviews, and instructions.
  • Create and deliver reports and presentations regarding property management planning and setup.
  • Manage and maintain control of all documentation related to property management processes.
  • Assist with leasing and marketing efforts as needed.
  • Review and support the development of property management contracts, including those for vendors, utilities, and insurance.
  • Assist in setting up the appointed Property Management team for the project.
  • Support the Sertifikat Laik Fungsi (SLF) processes and relevant certifications.
  • Attend handover session, including MEP testing and commissioning 
  • Planning and execution of pre-opening events.
  • Support to property owners on business operations and other related activities.
  • Perform additional tasks related to property management as assigned.

Requirements:

  • Degree in Mechanical Engineering/Property Management/Real Estate Management 
  • Minimum 10 years of work experience in Property Management setup and operations
  • Experience in construction stage for mixed project development handover
  • Strong understanding of property operations, financial planning, and fit-outs, with a focus on MEP systems.
  • Experience in SLF and other certifications submissions & requirements
  • Knowledge in reviewing and interpret construction documents
  • Competent in property management software and tools
  • Able to communicate bilingually
