Manager of Cost Control - Real Estates

Introduction:

Oversees work closely with the project managers and project teams to respond effectively and efficiently to all the financial aspects associated with assigned projects.

Responsibilities:

  • Oversees work closely with the project managers and project teams to respond effectively and efficiently to all the financial aspects associated with assigned projects.
  • Work closely with project leaders and department leaders to ensure timely communications regarding financial issues and challenges associated with capital projects.  
  • Expected to identify process or system roadblocks which impede the successful delivery of capital projects and to recommend short and long term solutions.
  • Managing the cost controls of assigned capital projects including; project expenditures, cost forecasting, cost trends, change order compliance, cash-flow forecasting and project financial status reports.  
  • Work closely with the project managers of assigned projects and will have a full understanding of the approved project budget and all expenses charged against the project. 
  • Responsible to know the terms of all contracts and purchase orders for each assigned capital project.  
  • Ensure all purchase orders are charged to the correct project expenditure line.  
  • Ensure invoices submitted for approval, are accurate and appropriate per the executed contract and contract documents. 
  • Responsibilities include reviewing invoices to ensure invoices are compliant with the schedule of values compared to project progress and contract terms.
  • Review and manage change orders to verify compliance with the following; contracted unit pricing, labor-rates, contractual fees, overhead and insurance. track approved and pending change orders against the approved project budget.
  • Provide cash flow modeling for monthly expenses.

Requirements:

  • Bachelor’s Degree in engineering, accounting, construction management or related fields, 
  • A minimum of 10-15 years of experience in large scale property development, condo, resort hotel or office, commercial and shopping mall construction and development.
